Systems we service

Traditional 2-chamber septic tanks (concrete and GRP). Single-chamber cesspits (total containment, no outflow). Package treatment plants (Klargester BioDisc, Conder, WPL Diamond, Marsh Ensign and similar) with air pump servicing. Older brick-built tanks on listed and rural property. We carry the right equipment for each — vacuum tanker capacity from small island access right up to 4,000 gallons for commercial.

What an empty actually involves

Locate access cover (we carry rods and locators). Open and ventilate. Vacuum-empty all chambers to scour. Inspect baffles, dip-pipes and crossover for damage. Inspect outflow for sign of soakaway distress. Photograph any defects. Refill chamber 1 with clean water to restore hydraulic balance. Replace cover, paperwork issued, waste ticketed and tracked to disposal.

Frequency — honest answer

Standard 4-person household on a 2,800-litre tank: annual. Family of 6+ or holiday-let with heavy peak occupancy: 6-monthly. Commercial premises and pubs: quarterly. Treatment plants: depends on make but annual service plus 6-monthly empty is typical. We size the schedule to actual use, not a sales target.

The 2020 General Binding Rules

Since 1 Jan 2020, any system discharging treated effluent must go to a drainage field (not directly to a watercourse). Discharges to surface water from septic tanks require either upgrade to a treatment plant or installation of a drainage field. We assess where you stand and quote the upgrade route honestly — including the option to keep the existing tank with a new soakaway field instead of a full plant replacement.

Treatment plant servicing

Air pumps, diffusers and rotor mechanisms need annual servicing or they silently underperform — and the effluent quality drops below compliance. We service Klargester, Conder, WPL, Marsh and most other UK plants on a fixed annual contract.
