Overview

Drain Lining Essex — what it is, who it's for, when it's needed.

What drain lining is

Cured-in-place pipe (CIPP) lining is a no-dig drainage repair: a resin-saturated felt liner is inverted or pulled into the damaged pipe, inflated, then cured in place to form a new structural pipe inside the old one. The result is a seamless, jointless, root-proof internal pipe with a design life of 40+ years — installed in a single day with no excavation.

Who needs it

Homeowners facing the choice between digging up a £5,000 block-paved driveway or lining the pipe from the inside. Property managers protecting tenanted gardens, mature landscaping and listed-building elevations. Commercial sites that cannot afford the downtime of open excavation. Buyers of properties where a pre-purchase CCTV survey flagged structural damage.

When lining is the right answer

Hairline cracks, displaced joints, root ingress, minor pipe deformation, isolated holes, and short collapsed sections — provided the pipe still holds round shape. We use a CCTV survey to confirm lining is viable before quoting. Where the pipe is fully collapsed or out of round, excavation or patch lining may be the right call instead, and we'll tell you straight.

Why a specialist matters

Lining is unforgiving — the resin chemistry, ambient temperature, liner thickness and cure time have to be right or the install fails. We use UK-supplied resins, calibrated equipment, and document every cure with thermocouples and post-install CCTV. The £200 saving from a non-specialist usually costs four figures when the liner debonds 18 months later.

What happens if it's ignored

The cost of waiting.

A cracked or fractured drain doesn't heal. Left alone, here's what happens — and what it costs:

Common mistakes we see

  • Putting it off because 'the drain still flows' — flow doesn't tell you about structural condition, only CCTV does.
  • Booking excavation without a lining feasibility check first — costs 5–10x more, takes a week longer.
  • Hiring a generalist with no CIPP kit — they'll quote excavation because that's what they can do.
  • Skipping post-install CCTV — you have no proof the liner cured properly.
  • Lining over an active leak without confirming pipe geometry first — the liner deforms and fails early.

Root ingress accelerates

Tree and shrub roots find any crack and exploit it. A hairline today is a root-ball blockage in two seasons, and full pipe destruction in five. Common across mature Colchester, Wivenhoe and Ipswich gardens.

Soil washout & subsidence

Waste leaking from a cracked drain washes fines out of the surrounding soil. The ground above settles, slabs tip, driveways crack — and in the worst cases foundations move. Building insurance subsidence claims start here.

Cost of full excavation

Once the pipe collapses fully, lining is no longer an option. You're into excavation: lifting drives, gardens, paving, sometimes outbuildings — and reinstatement. £8,000–£20,000 is normal on a job that could have been a £1,500 line at the crack stage.

Failed property sales

A buyer's CCTV survey flagging structural pipe damage routinely knocks £5,000–£15,000 off an offer. Lining beforehand turns a 'major issue' on the survey into a 'no defects noted'.

Our process

A clear, documented system — every visit, every job.

  1. 01

    1. Phone diagnosis

Two-minute call with Matt to scope the symptoms, agree an ETA and confirm pricing brackets before we leave the yard. No call-out fee for the conversation.

  2. 02

    2. On-site inspection

We lift covers, run flow tests and — where relevant — drop the CCTV camera in to identify the actual cause, not the easiest symptom.

  3. 03

    3. Fixed written quote

Itemised price covering parts, labour, disposal and timeline. You approve in writing before any tools come out of the van.

  4. 04

    4. Service execution

Work carried out cleanly: dust sheets, tool mats and bagged waste. We protect floors, gardens and driveways throughout.

  5. 05

    5. Test, photograph, sign-off

Post-works flow test, CCTV verification where appropriate, photos and a written job sheet emailed within 24 hours plus our workmanship guarantee.

Benefits

What you actually get.

No excavation

Drives, gardens, paving, listed elevations and landscaping stay intact. Most jobs done from an existing manhole.

Single-day install

Most domestic linings completed in 6–10 hours including cure. You're back to normal use the same evening.

40+ year design life

Properly installed CIPP liners outlast most original pipework. No further intervention expected in the lifetime of the property.

Jointless, root-proof finish

The seamless internal liner eliminates the joints where roots and silt enter. The repaired section becomes the strongest in the system.

Documented, warrantied install

Pre and post CCTV, thermocouple cure log, written workmanship guarantee. Insurance and surveyor-grade paperwork as standard.

Better than new pipe

Smoother bore than original clay, fully bonded internal surface, no joint mismatch. Hydraulic flow improves after lining in many older runs.

In depth

Materials, methods and variations.

Lining is a chemistry, geometry and quality-control job. Done right, it's the most cost-effective and least disruptive drain repair available. Done wrong, it's a £4,000 piece of plastic stuck in your pipe. Here's how we approach drain lining across Essex, Suffolk and London.

Discuss your project

Methods we use

Full-length CIPP inversion lining for runs of 5–30m. Pulled-in-place lining for shorter and curved sections. Localised patch lining (short patches of 0.5–3m) where damage is isolated. Manhole-to-manhole and lateral connections supported. We carry inversion drums, calibration hoses, UV and ambient-cure liners, and the QC kit to document every install.

Materials we line

Vitrified clay (the most common Essex problem case), pitch-fibre (notoriously soft — frequently lined as a long-term fix), cast iron internal soil stacks, concrete commercial runs, PVC where damaged sections are present. We do not line pipes that have lost round shape — those need excavation or specialist deformed-pipe treatment.

Variations of the service

Pre-purchase remedial lining (ordered by buyers after a CCTV survey flag). Post-blockage lining (where repeat blockages are traced to a structural defect). Planned lining on commercial PPM contracts. Insurance-claim lining for subsidence and root-ingress damage. Lateral connection lining where a property branch meets the main run.

Residential vs commercial

Domestic linings are typically 100–150mm bore, single run, single manhole access, completed in 6–10 hours. Commercial linings are 150–300mm+, multiple chambers, often need out-of-hours scheduling to avoid trading impact, and run 2–5 days for full sites. We quote and project-manage both.

What our paperwork covers

Pre-install CCTV (showing the defect to be lined), method statement and resin batch numbers, calibration pressures and temperatures, cure log with thermocouple readings, post-install CCTV (showing the cured liner), and written 10-year workmanship guarantee. Surveyors, lenders and insurers accept this pack as standard.
