Overview

Drainage Maintenance Contracts Essex — what it is, who it's for, when it's needed.

What a PPM contract is

A scheduled programme of preventative drainage maintenance — jetting, CCTV verification, grease trap service, interceptor empty, manhole inspection and reporting — booked on a fixed annual cycle so blockages are designed out, not reacted to.

Who calls us

Schools across Essex and Suffolk on termly PPM rounds. Restaurant and hospitality groups managing multiple sites. Managed residential estates protecting service charges. Retail and commercial property managers. Care homes, GP surgeries and clinical premises. Industrial estates with shared infrastructure. Multi-site landlords and letting agents.

When it makes sense

Any property where reactive call-outs are happening more than once a year. Any site where a blockage stops trade or service. Any property with shared drainage where 'whose problem is it' delays response. Any site with EHO, CQC, Ofsted or insurance compliance to evidence. Any portfolio where consistent quality matters more than the cheapest individual call-out.

Why a contract beats reactive

Three reactive £250 emergency call-outs in a year cost more than one £450 annual contract — and the contract includes CCTV evidence, scheduled visits, documented compliance and a single point of contact. Reactive contractors charge out-of-hours uplifts; we don't on contract sites. And we know your site already.

What happens if it's ignored

The cost of waiting.

Reactive-only drainage looks cheap on paper. Here's what it actually costs:

Common mistakes we see

  • Choosing reactive-only because 'it's never blocked before' — until it does, on the worst possible day.
  • Buying the cheapest contract with no SLA — no response time means no response.
  • Skipping CCTV verification on PPM visits — you're paying for service you can't evidence.
  • Letting individual site managers each book different contractors — no consistency, no leverage on price.
  • Ignoring the asset register — when the contractor changes you lose all knowledge of the site.

Trade disruption at peak times

Restaurants blocked on Friday lunch. Schools blocked on the morning of an open day. Retail blocked at Christmas. Reactive contractors arrive when they can, not when you need them.

Out-of-hours emergency uplifts

Weekend/evening rates 1.5–2x standard. Three of those a year is more than a contract.

Compliance evidence gaps

EHO, Ofsted, CQC and insurers want documented maintenance — 'we call someone when it blocks' is not an answer.

Single-point-of-failure contractors

Reactive market is cheap-and-cheerful. Your kitchen at 9pm on a Bank Holiday weekend is not the time to find out your contractor doesn't answer.

Our process

A clear, documented system — every visit, every job.

  1. 01

    1. Phone diagnosis

Two-minute call with Matt to scope the symptoms, agree an ETA and confirm pricing brackets before we leave the yard. No call-out fee for the conversation.

  2. 02

    2. On-site inspection

We lift covers, run flow tests and — where relevant — drop the CCTV camera in to identify the actual cause, not the easiest symptom.

  3. 03

    3. Fixed written quote

Itemised price covering parts, labour, disposal and timeline. You approve in writing before any tools come out of the van.

  4. 04

    4. Service execution

Work carried out cleanly: dust sheets, tool mats and bagged waste. We protect floors, gardens and driveways throughout.

  5. 05

    5. Test, photograph, sign-off

Post-works flow test, CCTV verification where appropriate, photos and a written job sheet emailed within 24 hours plus our workmanship guarantee.

Benefits

What you actually get.

Fixed annual price

Quoted, invoiced and budgeted in advance — no per-call surprises, no out-of-hours uplifts on the scheduled cycle.

Documented SLA

Reactive response inside agreed hours for contract clients — emergencies prioritised, written into the contract.

Asset register

Every manhole, interceptor, grease trap and access point logged, photographed and mapped — survives staff changes.

Compliance paperwork

Service tickets, waste transfer notes, CCTV reports, photographs — what EHO, Ofsted, CQC and insurers ask for.

Single point of contact

One number, one engineer, one invoice — no triaging between operations, facilities and finance.

Scheduled to your calendar

School holidays for education sites, overnight for hospitality, pre-trade for retail — work scheduled around your operations, not ours.

In depth

Materials, methods and variations.

A PPM contract is a partnership, not a service line. It works when the schedule is honest, the asset register is alive and the engineer knows your site. Here's how we run them across Essex, Suffolk and London.

Discuss your project

Typical contract structures

School PPM: termly visit (3/year) — main runs jetted, grease traps serviced, manholes inspected, written report. Restaurant PPM: monthly grease trap + quarterly mainline jetting + annual CCTV survey. Managed estate PPM: annual full-site jet and survey + reactive priority. Commercial property: annual mainline + interceptor service + reactive cover. We tailor — not a one-size pack.

Asset register & site induction

First visit: full site walkover, every access point lifted, photographed and logged. Drainage layout sketched or imported. Materials and depths noted. Site-specific RAMS produced. The register lives with the contract, not in one engineer's head — survives staff changes on both sides.

SLA and response

Standard contract SLA: 4-hour response for trade-stop emergencies, next-working-day for non-stop. No out-of-hours uplift for contracted clients. Scheduled visits booked 12 months in advance with diary confirmations 2 weeks ahead. Reactive call-outs invoiced at contract rates, not retail.

Reporting and compliance

Every visit: ticket, photos, CCTV (where applicable), waste transfer notes. Monthly summary report for multi-site contracts. Year-end asset condition report. All paperwork held electronically and accessible to the facilities team — your compliance binder is built without you lifting a finger.

Sites we already cover

Multiple primary and secondary schools across Essex and Suffolk on termly contracts. Restaurant chains across Colchester, Chelmsford and Ipswich on monthly grease + quarterly mainline. Managed residential estates on annual cover. Care homes, GP surgeries and clinical sites. Industrial estates and trade parks. References available on request.
